In 2014, Merritt constructed a 36,450 square-foot, tilt-up office and production facility for Strategic Factory. The new building serves as the company's corporate headquarters, allowing them to further centralize their production facility and expand their operations.

Located at 11195 Dolfield Boulevard, the single-story, build-to-suit project was constructed on approximately 7.5 acres within Merritt Properties' Owings Mills business park. The building features private offices throughout, conference rooms, a mezzanine level with additional offices, as well as a break room and a large production facility (with docks and drive-ins) in the warehouse portion of the building. The lot and building is owned by Keith Miller, owner of Miller’s Minuteman Press.

Strategic Factory, a marketing, branding and communications company , is the backbone of one of the largest Minuteman Press franchises worldwide. The new building has allowed Strategic Factory to add new equipment, additional employees and service offerings. Moreover, it supports the franchise’s storefronts located in Pikesville, Hunt Valley, Towson and Westminster, as well as their outside salesforce servicing the greater Baltimore metro area and beyond.
