MT Laney
Having outgrown their existing location, concrete company MT Laney purchased a property at 5941 Bartholow Road in Eldersburg and turned to Merritt Construction Services to transform this existing structure into a new office/warehouse building to house their growing workforce.
The original 8,271-SF office/warehouse building was constructed in 1988 and in poor condition. Therefore, the MT Laney project included a complete demolition and reconstruction of the existing office, partial demolition and renovation of the warehouse, new building systems, and new interior and exterior finishes.
The completed office/warehouse building totaled 15,865 SF. About one-third of the total square footage, 4,530 SF, was dedicated to warehouse space. This space included two rear overhead dock doors, two glass, front entrance doors, two ADA restrooms and an abundance of natural light from the window line. The remaining 11,335 SF was dedicated to MT Laney’s new office, which spanned two floors. The first floor featured a vestibule and front lobby area, a 505-SF conference room, 3 restrooms, a kitchenette, a file room, 12 private offices with individually controlled HVAC, and 1,044 SF of open office for superintendents and drafting. Two staircases, one in the front and one in the rear, and an elevator connect the first floor and second floors. Thirteen private offices—each with individually controlled HVAC— three restrooms, several storage rooms, a 605-SF conference room, a kitchenette and 1,458 SF of open office are found on the second floor.
We know Merritt has high standards for all areas of construction management, and this project was nothing short of that principle. They controlled all aspects from demolition to completion while satisfying all of our requirements.
